Yes! Title insurance protects you against hidden defects in the property’s ownership history — things like an undiscovered lien, a forged deed in the chain of title, or an unknown heir with a claim to the property. Your lender will require a Lender’s Policy and we will issue an Owner’s Policy at closing — it’s a one-time premium that protects your equity and property rights for as long as you (or your heirs) own the home.

We use encrypted email for sending sensitive instructions and always recommend that clients call us directly to verify wire instructions before transferring any funds. Never wire money based solely on an email, even one that appears to come from us — always call first to confirm.
Both are legal instruments that secure your home loan. Maryland, DC, and Virginia all use deeds of trust rather than mortgages. The practical difference: a deed of trust involves three parties (borrower, lender, and trustee), which can make foreclosure slightly faster if you default. For most buyers, the day-to-day experience is identical — you make monthly payments and own the home subject to the loan.
