Buyer Related FAQ’s

How do I protect myself from wire fraud?2025-10-30T05:24:12+00:00

Always confirm wiring instructions with our office by phone (301-610-7777) before sending funds. RSI Title will never change wiring instructions via email at the last minute. You should never accept wire instructions from anyone other than the title company. Wire information should be never be verified number listed on the wire instructions.

What happens if the title search reveals a problem?2026-05-28T01:46:01+00:00

This is exactly why the title search happens before closing. If a lien, judgment, or defect is found, we work with the seller and their title to resolve it before settlement. Common issues include unpaid contractor liens, estate matters, or old mortgages that were paid off but never formally released. Most issues are resolvable — and catching them early is the whole point.

Can I use a personal check for my closing funds?2026-05-28T01:45:43+00:00

No. Most title companies, including RSI Title, require a wire transfer or certified/cashier’s check for amounts over a small threshold (usually $500–$1,000). Personal checks are not accepted for down payments or large closing costs because they can be returned after the transaction closes. Contact us for exact wiring instructions well before your closing date.

Can I close remotely or with a mobile notary?2026-05-28T01:48:12+00:00

Yes, in many cases. We offer remote online notarization (RON) and mobile notary options for qualifying transactions. This depends on your lender’s requirements and the type of transaction. Contact our office early in the process if you anticipate needing a remote closing, so we can confirm eligibility and make arrangements.

What documents do I need to provide?2025-10-30T00:59:02+00:00

Buyers: government-issued ID and any lender-required documents.

Sellers: government-issued ID and wire instructions for sending net proceeds.
