In most Maryland, DC, and Virginia transactions, the buyer selects the title company — it’s one of their standard rights under the contract. However, sellers can negotiate title selection, and in some cases (such as new construction or certain investor transactions) the seller or builder may choose. If you’d like to work with RSI Title, let your agent know early in the process so it can be written into the contract.
No. Most title companies, including RSI Title, require a wire transfer or certified/cashier’s check for amounts over a small threshold (usually $500–$1,000). Personal checks are not accepted for down payments or large closing costs because they can be returned after the transaction closes. Contact us for exact wiring instructions well before your closing date.
This is exactly why the title search happens before closing. If a lien, judgment, or defect is found, we work with the seller and their title to resolve it before settlement. Common issues include unpaid contractor liens, estate matters, or old mortgages that were paid off but never formally released. Most issues are resolvable — and catching them early is the whole point.
We recommend wiring your cash-to-close at least 24 hours before your scheduled settlement time. Always call our office to verbally verify wire instructions before sending — never rely solely on emailed wire instructions, as wire fraud is a real risk. Once funds are verified received, we’ll confirm you’re clear to close.
After contract ratification, we conduct a thorough title search, review the chain of title to verify the legal conveyance of each deed in the chain, identify and clear liens, and issue title insurance policies protecting the buyer and the lender. We also:
- Coordinate with your lender and all parties to the transaction
- Prepare the settlement statement and closing documents to transfer the title
- Facilitate closing day when documents are signed and ownership transfers
- Disburse all funds according to the terms of the contract and settlement statement
- Record all documents to legally transfer title.
